OVERVIEW

Acacia Avenues is an area located within Sufouh Gardens, Al Sufouh 1, Dubai.

The developer
The project was developed by Abyaar Real Estate.

Construction began in Q2 2008.

The architectural consultant was Urban Design Studio.

Acacia Avenues is a gated residential community in The Al Sufouh Gardens area of Dubai. It comprises seven residential skyscrapers of varying heights and 52 villas covering a total area of 94,000 square metres.

The seven towers are positioned side-by-side and all face the sea overlooking the Burj Al Arab, the Madinat Jumeirah and the royal summer villas on the Umm Suqeim coast.

The $550m Acacia Avenues development was launched at Cityscape in December 2006 by Kuwaiti-based developer Abyaar Real Estate Development. At the time it was the first development in the area where expatriate buyers were able to purchase the freehold.

The Acacia Avenues masterplan was designed by Jamshid Sepehri of Urban Design Studio, and the interiors by Italian designer Matteo Nunziati.

The Acacia Villas come in five- and six-bedroom layouts and have floor to ceiling windows with spacious and stylish interiors. The villas are equipped with SieMatic SL Kitchens from German manufacturer Better Life.

Of the seven residential towers two, Olgana and Hilliana, are being developed by Abyarr.

Olgana Tower is a 38-storey building containing 137 apartments in one-, two- and three-bedroom layouts.

Hilliana Tower is a 28-storey tower housing one-, two- and three-bedroom apartments. The tower was originally planned to be 45 storeys with 185 apartments but was later reduced in height.

Plots for the remaining five towers in the development were sold to private developers.

From Acacia Avenues it takes roughly 17 minutes to drive to Dubai Mall, 11 minutes to Palm Jumeirah, 10 minutes to Burj Al Arab and 15 minutes to The Walk JBR.*

LOCAL SCHOOLS
Acacia Avenues has many schools nearby including The International School of Choueifat Dubai at 0.7 km and GEMS Wellington International School, Dubai at 0.8 km.

In terms of performance there are nine schools nearby that have achieved either of two highest government inspection rating of 'Very Good' or 'Outstanding' including GEMS Wellington International School, Dubai which has a rating of 'Outstanding' and GEMS Dubai American Academy which also has a rating of 'Outstanding'.

CONSTRUCTION HISTORY
Construction began on the project in 2008 with plans to handover the Acacia Villas by the end 2009.

All infrastructure work was handled by contractor Wade Adams.

The construction contracts for the first two towers, Olgana and Hilliana, were originally awarded to Al Habtoor Engineering at a value of $201.5 million with an initial completion date of July 2010.

Construction was put on hold in February 2009 due to the global financial crisis.

By the end of 2009 construction of the villas had resumed with a new target completion date of Q2 2010.

The villas and townhouses were eventually completed in early 2012 but were not handed over until May 2013 owing to delays in getting the electricity connected.

Of the seven towers only three are complete, Hilliana Tower, Bahia 2 and Cloud 9 Residence. The remaining four buildings are all under construction with completion expected during 2019.
